Frequently Asked Questions

For more questions about how we work, you can always reach out to our Sales Team at connect@neighbourhood.com

What is bridge financing?

Bridge financing is a short-term loan that lets a homeowner unlock equity from an existing property to buy a new one before the existing property sells. Neighbourhood's bridge is a 6-month open term, registered over both properties and paid out from the sale proceeds.

‍

What's the rate and fee?

Rates start at 4.99% in BC, AB, ON and NS, and 6.30% in QC and SK*, for 660+ beacon at 50% LTV. Every file carries a 1% lender fee. Final pricing depends on beacon, LTV, position and any deal-dependent premiums.

What's the maximum LTV?

Up to 75% in BC, AB, ON, NS and QC, and up to 70% in SK*. Lower beacon tiers cap at 65%. In QC, LTV above 65% is limited to MLS purchases of single-family homes, freehold townhouses, duplexes and triplexes in Montreal or Laval.

What credit scores do you accept?

Pricing tiers cover beacons from 500 to 660+. Borrowers with a 500–599 beacon qualify up to 65% LTV.

What are the payments?

Interest-only for the full 6-month term.

What happens if the sale is delayed?

The bridge renews for 12 months, fully open, with no lender fee. The renewal rate is estimated at the contract rate plus 2.25% and floats with CIBC Prime. The exact rate is set out in the renewal agreement.

Can I use a bridge to pay out a private lender or a mortgage in arrears?

Yes, with a premium. Private mortgage payouts from institutional private lenders (such as MICs/MIEs) add 0.25% up to 65% LTV. Refinancing a mortgage in arrears adds 0.50%. Foreclosure takeouts add 1.50%, up to 65% LTV in 1st position only.

Can my client pay it out early?

Yes. The bridge is fully open. Your client can pay out or pay down the day the sale closes, with no prepayment penalty and no notice period.

Can the bridge sit in second position?

In BC, AB and ON, yes: we offer 1st on both properties, 1st on the purchase and 2nd on the sale, or 2nd on both. In Nova Scotia, Quebec and Saskatchewan, the bridge is 1st position on both properties.

Do you lend on rental properties or to temporary residents?

Yes. Rental and investment properties add 0.50%. Borrowers with valid work or study permits who live in Canada and are exempt from the foreign buyer ban add 0.50%.

Do you offer jumbo bridge loans?

Yes. Loans of $1.5M–$1.75M add 0.50%, $1.75M–$2M add 1.00%, and amounts over $2M add 1.50%.

How is the loan paid out?

When the existing property sells, 100% of the net sale proceeds (after standard selling costs like realtor commissions and legal fees) are applied to the mortgage, and that property is discharged.

Is an appraisal required?

Yes, a full appraisal is required on all properties. Pre-sales are valued at the lower of appraised value or purchase price.

Is the rate fixed or variable?

Rates are variable with a floor, so the rate never drops below the quoted rate even if prime falls. A fixed rate is available for an additional 0.50%.
